technology of prefabricated elements
key words
- elastic steel primary construction - additional anti-seismic shock absorbers safer system than rigid arm. concrete structures with block filling
- 35% lower price than "classic"
- work in closed and heated spaces - controlled conditions
- quick installation on the construction site without "wet" procedures
- possibility of execution in winter
- 50% shorter terms than "classic"
There is a stereotype about prefabricated buildings, as less durable and of lower quality than classically constructed buildings. It is true that the quality of the construction depends on the quality of the materials used and the professional performance, and not on the construction technology, which can be "classic" or prefabricated.
Assembly technology has a number of advantages over the "classic":
The performance of works in dry, heated spaces and according to industry standards is far better than the conditions of the construction site. The organization of production on the line is an opportunity for specialization of production parts and workers, and thus a higher quality of prefabricated elements.
The production process is accelerated, which directly affects the price. Price, quality and shorter deadlines are a pledge of competitiveness.
Assembly can also be done without prefabricated elements, if the materials are installed using assembly technology directly on the construction site.
The possibility of carrying out works in winter conditions (closing the envelope - facade with roof immediately after construction, so that all other works are carried out in a closed and heated space.
In today's conditions, the lack of qualified labor on the labor market is the cause of unrealistically high performance prices and non-compliance with performance deadlines by contractors. The only answer to the situation is the execution of works using assembly technology.

Identification of problems on the market and opportunities for a successful project
New generations, new challenges, new demands demand new solutions. Namely, in part of the population, young people, globally, replace luxury practicality and simplicity, which they chose as a different way of life from the established ones. In a way, this is a response to the megalomania of the newly rich and distancing themselves from their way of life. The absurdity is that people with high incomes and increased material wealth build large houses, even though the number of family members is essentially decreasing. The optimization of space, design, architecture and arrangement of the new house concept captures attention. The warmth radiated by these houses is attractive at first glance. Such houses simplify life and make it more beautiful, so it is not surprising that more and more couples and families want to spend their lives in them. Minimalism and details of industrial style, combined with the warmth of wood, clear lines of steel and trapezoidal sheet in combination with airy glass surfaces, create a contrast in architecture full of decorative elements without functionality. The feeling of the open space of the living room and the connection between the spaces make the space for spending time with family and friends pleasant, even though it is not large in size. In this business plan, only one type of house is shown in the analysis. The same principles apply to other types.
There is a stereotype about the quality of prefabrication in relation to "classic construction".
Most people are burdened by imposed stereotypes that prefabrication technology is inferior to "classical construction". On the contrary, prefabricated technology has an advantage over "classic construction" because construction takes place in dry, controlled conditions, without the influence of weather, with modern equipment and elaborate activities according to the specialties of the profession. When the product is completed, assembly is carried out on site, without wet procedures. All this has the effect of increasing quality, similar to a car assembly line. Works can start production in parallel with the process of issuing a building permit, because work is not done on the construction site but at the place of production of elements, so it is not subject to construction inspection, which in today's conditions is a very significant shortening of deadlines.
What is special about this way of living in a modular house?
The point is organization and modesty. In only 100 m2 (first module) with good organization and creative solutions, you can have everything you need for life. The optimal square footage houses the bedroom, bathroom, kitchen, living room and terrace for relaxing and enjoying the view, i.e. all the amenities of a classic house. The project emphasizes the concept of "open space" in the living room area, which is open through two floors and connected to the kitchen, dining room and bedroom.
There is no offer of houses on the market that can be built in planned stages (modular).
Our answer is a house that "grows" with the growth of the family, both realistically and financially. The house is built in three phases, while each phase looks like a fully completed project (three modules). The advantage of such houses is that they are much more financially favorable because they are financed in phases.
See the brochure Ofspring - a house in stages. It is possible to move in in the first phase and later by adding a module, the area increases according to the growth of the family.
